    In essence, refinancing a mortgage or other type of loan can lower the monthly payments owed, either by changing the loan to a lower interest rate or by extending the period of loan so as to spread out the repayment over a longer period of time. Low refinance rates helps save money which can be used to pay down the principal of the loan, thus further reducing payments.

    Been through the same thing filed BR 8 years ago since then I have bought a car and a house, but can’t get a personal loan. I know that most Credit Unions you have to have at least a score of 600 to get a personal loan. I’m not sure about regular banks. Good luck, It is so easy to get in a rut and so hard to get out.

  5. If you already have the mortgage, you could threaten to switch the loan to a different lender. If you are just getting the loan, negotiate. Tell them you won’t accept a loan that has PMI. Anything can be negotiated.

  6. At the end of the year, you will receive a statement from your mortgage company showing the amount of interest you payed on your mortgage for the tax year. This is a deduction from, or a reduction of, your adjusted gross income. It’s not a tax credit. For example, if you made $50K, and your mortgage interest was $5,000 for the year, your taxable income would then be $45K instead of $50K. If your tax rate is 10%, your tax liability, or the amount you owe, would be reduced by $500. You will have to file a 1040 form with a schedule A.

    Interesting Sultemeier, Make sure you check with your CPA on the new rules coming down the pike from the Obama Home Loan Laws. Like the old song says: “The times, they are a changin.”

    True in some cases Titler6. Remember too that PMI can be retrieved in a few years. If not retrieved, you can request from HUD, they keep all that info and the money goes there…even if you sell the home out early and move.

    All true and good points Merrit. Usually it does not pay to refinance unless there has been a 3% interest change in what you have vs what is avail to you. Watch the points and other service fees yukkk!
